My current project is the new house. I researched areas, prices, availability, etc for a month now and keep a running list of my top ten houses as I wait for the current house to sell. The hardest issue will probably be choosing between them, there's several I like for different reasons.

This house was grandfathered into commercial zoning and has two additional lots I could sell or use later. The interior looks good. It's off the Chehalis river and one mile from downtown Aberdeen. There's a bar, restaurant, market, bus stops and hardware store within a couple hundred feet. It has a storefront room with windows to the west, north, and east for an awesome office. I’d have to figure out if I could convert the mother-in-law extension into a garage, it's only 12 ft wide.

Technically in Hoquiam but really in Ocean Shores. It also comes with two other lots I could sell later. Ocean Shores has the same crime rate as Camas and there's a dozen restaurants within three miles. $300K is my top price, though and I’d probably take out a $30-40k loan for two years until the final estate payoff. Do Not Want. But two lots I can sell. 😀

Only five years old and very private, it's surrounded by high brush and trees. Restaurants only four miles away. They dropped the price $10K so I added it on the possibility it drops some more. Small but luxurious.
