Five of the ten houses on my watchlist sold since December 8th. So I replaced a couple. At least one has sold every week for the past six weeks, a confirmation of my "trough theory" that an exodus is underway simiilar to 1990 and 2001.

My current project is the new house. I researched areas, prices, availability, etc for a month now and keep a running list of my top ten houses as I wait for the current house to sell. The hardest issue will probably be choosing between them, there’s several I like for

Large lot, much of the interior is updated, 1 mile from college, 2 miles from downtown. not exciting except the price, $200K, which leaves me $30-50K for a heat pump, on demand water heaters, walk-in shower, etc. Much better tax rate.
